 Hi Joanna,    I'd love to see your charts and spreadsheet assessments, but only when it gets time for the BOA hearing (usually about 10-12 month out, depending on how many people appeal in a particular year).  When we run into (not over?) one another on the drive I will tell you my appealing experience.  I do this every three years.

I agree finding comps was a big challenge.  Most, not all, of those came up in my search but I filtered them out for various reasons.  What value did you end up using?  
Maybe I am crazy, but taking into consideration that the Assessment effective date is January 1, 2025, I am going with $498,000.  It "feels" low but I've used all the available tools, shown all the math three different ways for them, provided charts and spreadsheets,  and they've been reasonably consistent.
I can share the chart and spreadsheet if anyone wants them.

If anyone is still working on this, Realtor.com has a valuation tool in the "owner's view" that  shows three different valuations of the property using different models.  You can slide the slider back to the date you want to value for (January 1, 2025) and see the three different prices.  I am proposing the average of the three.  
I haven't been able to PDF the chart so will attach a screenshot to the submission along with all the other documents.

I was able to use this to search properties sold in the last 6 months of 2024 with similar parameters to my townhome, including square footage, year built, and sale price. It allows you to generate a comp report using 5 properties you select from the generated list. I found it really easy to use, and it made it really clear that the county is probably using significant sales outliers to generate the current value.

Yes, I think we all did. Ron attempted to appeal online but there didn’t seem to be a way to do it without first acknowledging what read very much like a waiver. So, he requested information to be sent by mail to appeal. I imagine they used an estimate for area homes with no consideration of actual individual home type or value estimate.
