I agree finding comps was a big challenge. Most, not all, of those came up
in my search but I filtered them out for various reasons. What value did
you end up using?
Maybe I am crazy, but taking into consideration that the Assessment
effective date is January 1, 2025, I am going with $498,000. It "feels"
low but I've used all the available tools, shown all the math three
different ways for them, provided charts and spreadsheets, and they've
been reasonably consistent.
I can share the chart and spreadsheet if anyone wants them.
