[Everyone] Letter of Importance to all Chelsea Place Home Owners

Dear Neighbors/Chelsea Place Homeowners:



Warm Greetings.



I write to update you on a matter that was raised in our last meeting. It
had to do with our need to reach agreement on the issue of rental of homes
(and related issues).  I set up a committee of three owners to investigate
the matter. The charge included careful reading of By-Laws to see whether
and where there is clarity regarding rental of CP units and, if they saw
the need, to seek consultation with a real estate lawyer specializing in
HOAs. The committee has taken some important steps for us and is prepared
to report back to us. No decisions about any matters have been made. (I
want here to express on behalf of CP HOA gratitude to this committee—Joanna
Campbell, Lauren Rich, and Mark Bussey—for its work on our behalf.)



Based on one of the consulting lawyer’s recommendations, we want to
facilitate open and honest conversation, with the aim of reaching agreement
on pertinent matters related to rental of units (and related issues). The
goal is to have such agreement in order to clarify and codify matters going
forward. I am therefore calling for a meeting of all owners via Zoom (or
some other platform that can be arranged for us). My hope is that this
meeting can take place one Sunday evening in July. We want and need 100%
attendance and participation for this meeting.



I am asking all owners to respond to our secretary Joanna regarding
possible dates for the meeting. She will follow this letter with a form or
protocol for determining a meeting date. Please respond to the protocol as
soon as possible.  Please take note--100% attendance is needed and is here
being requested. So your consideration and cooperation are very much needed
and will be appreciated.
