As a follow-up to David Weiner's message I write to you as incoming president (as of this coming August).
First, I would like to thank all those present for placing confidence in me as president of the HOA. As I indicated at our meeting last I accept the office as facilitator and coordinator, not as one on whom all the work and initiatives should fall. I called on all neighbor-owners to resolve to work together, to look out for one another and our common interests (from matters having to do with safety to individual unit repairs, to pest and environmental control challenges, landscaping issues, and needed major upgrades). We must think about all such and plan ahead. So some short and long term issues and problems must be identified and addressed.
Part of what is required for addressing matters before us is a modest increase in monthly dues. (We are far below other HOAs--local and across the country. Chelsea Place has put off increases over the years, often forcing denial of or delays in needed repairs and upgrades.) I am pleased we were in agreement about these and some other matters (as will be reflected in the minutes).
I look forward to working with all of you to help ensure that CP remains an attractive and comfortable place for all of us. Since we are not paying professionals to take care of all the needs of our shared spaces and grounds we must all resolve to work together--to chip in to do or facilitate the doing or this or that task--to meet the needs before us. This should certainly include all of us doing our part to keep our spaces tidy and attractive (for ourselves and to others). I promise to do my best to facilitate and coordinate this work. Decisions will continue to be made as and on behalf of the collective that is the HOA.
Second, I want to take this opportunity to express for all of us gratitude to those who have served us so well during the past few years:
David Weiner, as president--he has indeed kept us going during some challenging moments of transition (I express to you our Gratitude, David);
Sara Crews, as head of Landscape Committee--she has over many years demonstrated extraordinary commitment to helping keep the grounds clean and attractive; also her heroics and generosity shown as we gather; her sense of history of the place and her willingness to support change as registered--these are are enormously valuable to us;
Rosamond Rodman, as Treasurer for the past couple of years--she has proved herself with her generosity of time in this demanding position and her and her efforts in so many arenas make all-around super-supportive CP neighbor (we hope to see her continued contribution as member of the Landscape Committee);
Joanna Campbell, as Secretary--she will continue in this office to support our efforts.
Third, I am very pleased and grateful that even more recent newcomers Molly Pastin and Jordan Sharon have agreed to serve us for the next period as Treasurer and Vice President, respectively. We need that kind of diversity of perspective that newcomers can bring to our common life and deliberations.

This past Sunday, June 12th, 2022, we held our first in-person meeting in a long time. We had a great turnout, and a big thank you to Sarah for the use of the patio and running the grill!
The minutes of the meeting will be published in the next week or so, there were a number of important changes that were approved that can’t wait for the minutes, as not all of the owners were present at the meeting.
The most significant change is that for the first time, an increase to the HOA monthly fee was approved. As of the July payment, the HOA fee will increase from $75/mo to $125/mo. For those of you who have paid quarterly, bi-annually or annually, please reach out to Rosamond to find out the difference. This change was necessitated by the increase in the cost of supplies, labor, materials and utilities.
We also elected a new slate of officers. As of August 1st, 2022, the new officers will be:
President: Vincent Wimbush
Vice President: Rosamond Rodman
Treasurer: Molly Pastin
Secretary: Joanna Campbell
I would like to thank everyone for their support and understanding during some of the most trying times the world has seen. Please welcome your new officers and give them the same support that you gave me.
