Please consider this communication a friendly reminder of the next HOA
meeting--January 25, 2026. Given the changes and challenges we face, the
meeting must be understood to be most important. Please mark your
calendars. It was decided to make the meeting a virtual one. Invitations
and details are forthcoming. Note (below) the agenda items proposed. (I
expect the text promised by the committee to reach me not later than the
end of *this *month. I'll distribute it to all soon thereafter.)

Greetings to Chelsea Place Owners.

I remind you that at our last meeting (28 September 2025) it was decided
that the issues and recommendations brought forward by the Committee on
Amendments to the ByLaws would be re-formatted--into a Memo of
Understanding (MoU). The reformatted text would represent shared
understanding of the constructive and respectful terms or expectations
around which we would live together in CP, including agreement to abide by
certain concrete policies, rules, and regulations (having to do with upkeep
and upgrade issues, and so forth); and mechanisms and protocols for
addressing failures to abide by agreed-upon rules and regulations and
expectations for all owners, whether residential or non-residential.

The committee has been expanded to include three members--Molly; Ron; and
Dave. (Again, I express my appreciation to Molly and Ron for the work they
have already done for us. And I express thanks to them and to Dave for
their willingness to help with the next phase of this important work
requested by the HOA.)

It was agreed that the expected MoU text would be submitted to me for
consideration *anytime before but not later than the end of calendar year
2025*. I'll review the submission and vouch for its readiness to be
distributed to the HOA for consideration at our next meeting. I'll transmit
the readied text to all CP owners.

I am therefore with this communication calling for our next HOA
Meeting--*Sunday,
January 25, 2026, 6pm*. This meeting will be a virtual one (via Zoom, or a
similar arrangement).  Dave has agreed to facilitate the meeting. Please
mark the date in your calendars and do everything possible to attend this
important meeting, which should also include election of officers.

I am proposing the following two major items on the agenda for this called
meeting:

1/ Consideration of and actions in response to the requested and
distributed MoU text

2/ Election of HOA officers
