I did a little research and located two agencies in the Atlanta area that offer Homeowners Association coverage.
One is James Moran, Farmers Association Agent, 1 West Court Square, Suite 750, Decatur GA 30030.
The other is Foster and Witmer, 3100 Breckenridge Duluth, GA 30096.
Both appear to offer online, initial quotes. We could send them an inquiry, along with a description of Chelsea Place and the desired coverage to see what they have to say. Obviously, the agency located in downtown Decatur may be able to stop by and take a look on short notice. We could then discuss the estimates in our next meeting. I would be happy to do the initial inquiry if that is of interest.
Also, I can easily schedule a meeting via ZOOM that will allow for call-in or online access. Let me know if you would like to do that.

Vincent and Dave, we truly need full participation of all homeowners to help with managing the complex. In the past, responsibilities have fallen on the shoulders of just a few homeowners. Can we all agree to do our part by stepping up and volunteering your skills and talents?

While Vincent's characterization is harsh, he is essentially correct. As I told him yesterday, since both of my parents have contracted COVID-19, the unexpected non-COVID related death in our family and being short handed at work which has necessitated longer hours for me, I find that I don't have the time or energy to dedicate to the needs of the HOA. I asked him if he would consider allowing me to step down and him step up as president.
I understand his hesitation at this time to assume the role of president. However, if I am to continue in the role, I am going to need some help. I have little time left in the day after work and dealing with my parents.
I agree with Vincent, as a self-managed HOA, we all need to be involved, and I am more than willing to continue to be involved. However, at this point in time, my bandwidth is extremely limited.
