Dave:     I haven't heard back from you regarding my January 16 email below and as you know we are fast running out of time to address the insurance issue.  Would you please forward to me the name and number of our insurance agent so that I can follow up with her to determine what repairs must be done by our February renewal date and if our continued coverage with CAU is dependent on the completion of those repairs.  Also, as I requested, please advise us what is the status of getting those repairs done?  Thank you. Mark  In a message dated 1/16/2021 12:30:38 PM Eastern Standard Time, everyone at chelseaplacedecatur.com writes:
Dave,     Having struggled with too many insurance carriers over too many years I recognize that the insurance underwriters are business, business, business, so I doubt any inquiry will suggest anything to them or otherwise influence them.  Underwriting has most likely already made a financial decision about whether they will cover us at all, and/or increase our premiums, and/or decrease our coverage, etc. if we don't make (some? all?) of the stated repairs by the date of our renewal.      That said, it seems to me way too risky to wait until our renewal date to discover how they intend to respond.   What if their response to our not completing all of the repairs is to simply cancel the policy?  I think we need to push forward immediately with the repairs so that this doesn't become an issue, and I am happy to take over discussions with the agent to establish exactly what their position is so that we can respond appropriately and timely.  Is there an update about getting their list of "repairs" completed in time?  Thanks, and I'm happy to help however I can. Mark In a message dated 1/15/2021 2:56:27 PM Eastern Standard Time, everyone at chelseaplacedecatur.com writes:
Mark, That is unclear, and I didn't want to ask too many questions and put ideas in their heads.  Her exact quote is the "policy renewal is 2/16 and the carrier will be looking for a detailed update before then" which to me indicated that they wanted to see some forward motion.

Dave,    I wanted to make sure I understood the situation with our insurance carrier.  Are they saying that they will not insure us as of February 16, 2021 if we haven't completed all of the repairs that they listed in the letter they sent last summer?  Or is it just that failure to make and prove those repairs is going to affect the amount of our premium and/or coverage?  Thanks in advance for clearing this up for us.Mark  In a message dated 1/14/2021 2:54:30 PM Eastern Standard Time, everyone at chelseaplacedecatur.com writes:
Good afternoon neighbors.  I apologize for the delay in updating everyone, but it's been a trying couple of weeks.  The two weeks that I had off at the end of the year were consumed by a number of family emergencies, from a non Covid-19 related death in the family, to both of my parents testing positive and my father being hospitalized for a week.  Fortunately, my mother is still asymptomatic and my father is home, resting and recovering. On to the updates.  I have searched through all the documents that were handed over to me when I took over as President, and I was not able to find the 2nd set of covenants that Sarah had mentioned.  In a private conversation with Mark, he offered to check his files in storage to see if he could find a copy.  Does anyone else have any memory of this second set of covenants or a copy of them? In regards to the notice from the insurance company about their recommendations, I have come to find out that they are not recommendations, they are repairs that they are requiring us to make and provide proof of completion.  I told our insurance agent that it would take some time to solicit bids, evaluate them and then make a decision, and that once the work has been completed, we will be happy to provide proof of completion.  She then reminded me that the policy renewal is 2/16 and the carrier will be looking for a detailed update before then. I still need to provide Vincent with a list of possible contractors to contact about this, but at the very least, I think we should ask the contractors that previously provided quotes to confirm that they are still valid and/or re-quote it.  I will work with Vincent off-line on this. I still need to setup the shared spreadsheet of projects with priorities and share it with everyone.  My thought is to set it up that anyone with the link and password can view it, but only Vincent, Rosamund, Joanna and myself will be able to edit the document, to keep it from becoming a mess.  What does everyone think about that? Dave_______________________________________________
