What they can do is grind down 2 1/2 inches to create a level surface. He said we should be good for another forty years with some minor defects from the roots like we see now. Short of removing the trees nothing will prevent new root damage over time. He advised against complete removal of current asphalt due to how well it has performed. If we had sink holes or subsidence, then he would recommend total replacement.<div><br><div>Waiting on the quote, he said grinding down and resurfacing with the commercial grade asphalt like we have now would be 22,500. I asked him to include patch repair of the curb as well. He had just finished a project with a curb about the same size and the concrete company charged 40k to remove and replace. Patching the four cracked areas seemed a better option. </div><div>Ron<br id="lineBreakAtBeginningOfSignature"><div dir="ltr">Sent from my iPhone</div><div dir="ltr"><br><blockquote type="cite">On Sep 23, 2026, at 10:33, Sara Crews via Everyone <everyone@chelseaplacedecatur.com> wrote:<br><br></blockquote></div><blockquote type="cite"><div dir="ltr"><div class="yahoo-style-wrap" style="font-family:Helvetica Neue, Helvetica, Arial, sans-serif;font-size:16px;"><div class="ydp36b7e8a3yahoo-style-wrap" style="font-family:Helvetica Neue, Helvetica, Arial, sans-serif;font-size:16px;"><div></div>
<div dir="ltr" data-setdir="false">Mark, I can tell you from experience that there is no guarantee that new roots won't get under the asphalt. About 10 years ago, we had a buckle in the asphalt from one of the trees that faces Lauren's home. I purchased the materials for the repair, Jimmy dug up the asphalt back to the cement/curb. After removing the protruding root, three coats of tar were spread on the cut root to prevent future growth. New asphalt was applied to the area. I can guarantee that the cut root did not continue to grow; however, another root made its way under the asphalt near the repaired area. Those trees should have never been planted near the driveway. The only way to prevent asphalt from buckling is to remove all of the oak trees and grind up the stumps. This, too, will be an expensive endeavor.</div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">All the best,</div><div dir="ltr" data-setdir="false">Sara</div>

I only got the one because I wasn't sure anyone other than me cared about removing the markings. That said, if we intend to redo the drive a good part of the pressure washing becomes irrelevant. I, for one, definitely think it is long past time to redo our Frankenstein drive. As someone mentioned, we would need to see how that will affect the tree roots and the trees. Will cutting the roots weaken those trees, will the roots just grow back quickly and wreck our new drive, etc. Yep, yet another thing to research.</div><div style="font-family:Matter, Helvetica Neue, Segoe UI, Helvetica, Arial, sans-serif;font-size:12pt;">Mark</div><div style="font-family:Matter, Helvetica Neue, Segoe UI, Helvetica, Arial, sans-serif;font-size:12pt;"><br clear="none"></div><div style="font-family:Matter, Helvetica Neue, Segoe UI, Helvetica, Arial, sans-serif;font-size:12pt;"><br clear="none"></div><div id="yiv6082525079yqt95481" class="yiv6082525079yqt6508331966"><div><span style="font-size:13px;color:#26282a;">On Sunday, September 20, 2026 at 08:35:08 PM EDT, Residents <everyone@chelseaplacedecatur.com> wrote:</span></div><blockquote style="border-left:1px solid #ccc;padding-left:8px;margin:8px 0 0 8px;"><div><br clear="none"></div><div dir="ltr">Good evening everyone!<br clear="none"></div><div dir="ltr"><br clear="none"></div><div dir="ltr">Mark reached out to Fish a few weeks ago about pressure washing the driveway. They gave a quote, breaking it down by common areas and individual houses. They gave an “all in” price of a little over $3,000 to power wash everything, including each of the cobblestone driveways. The officers have discussed it, and we think it’s a good idea for the association to pay the $3,000 or so for everything. We have plenty of money in the bank, so it would not affect our reserves at all.<br clear="none"></div><div dir="ltr"><br clear="none"></div><div dir="ltr">An additional pieces of information for everyone to keep in mind, is that the asphalt driveway has exceeded its useful life of about 30 years. We sealed the cracks about 5 years ago, and it’s also exceed its life expectancy. At this point in time, it’s not worth doing again. Lauren talked to a few companies, and it would cost $25,000 or more to tear up and replace the asphalt. This would require an assessment of at least $1,000 to do. It doesn’t need to be done right away, but it will have to be done soon, and I can’t define it any better than soon.<br clear="none"></div><div dir="ltr"><br clear="none"></div><div dir="ltr">The floor is open for discussion.<br clear="none"></div><div dir="ltr"><br clear="none"></div><div dir="ltr">Dave<br clear="none"></div><div dir="ltr"><br clear="none"></div><div dir="ltr">_______________________________________________<br clear="none"></div><div dir="ltr">Everyone mailing list<br clear="none"></div><div dir="ltr"><a rel="nofollow noopener noreferrer" shape="rect" ymailto="mailto:Everyone@chelseaplacedecatur.com" target="_blank" href="mailto:Everyone@chelseaplacedecatur.com">Everyone@chelseaplacedecatur.com</a><br clear="none"></div><div dir="ltr"><a rel="nofollow noopener noreferrer" shape="rect" target="_blank" href="https://chelseaplacedecatur.com/cgi-bin/mailman/listinfo/everyone">https://chelseaplacedecatur.com/cgi-bin/mailman/listinfo/everyone</a><br clear="none"></div></blockquote></div></div></div><div class="yqt6508331966" id="yqt19946">_______________________________________________<br clear="none">Everyone mailing list<br clear="none"><a shape="rect" ymailto="mailto:Everyone@chelseaplacedecatur.com" href="mailto:Everyone@chelseaplacedecatur.com">Everyone@chelseaplacedecatur.com</a><br clear="none"><a shape="rect" href="https://chelseaplacedecatur.com/cgi-bin/mailman/listinfo/everyone" target="_blank">https://chelseaplacedecatur.com/cgi-bin/mailman/listinfo/everyone</a><br clear="none"></div></div>
