I don’t have a good feel for how much it should cost, and if the $25,000+ is high or low. Since this is intended to just be a conversation to pick a direction, I didn’t think we were at the stage where we needed to firm that number up. I would have no objection to going straight to repaving, as I agree with Vincent, it most definitely needs to be done. When you do talk to them, I really think we need full removal of the current asphalt instead of even just a resurfacing. We got 30 years out of the asphalt, let’s go with something that’s durable enough to give us another 30 years.</div><br><blockquote type="cite"><div><div dir="auto"><div><br></div><div>Ron 400<br id="lineBreakAtBeginningOfSignature"><div dir="ltr">Sent from my iPhone</div></div></div></div></blockquote><div><br></div><div>Dave</div><br><blockquote type="cite"><div><div dir="auto"><div><div dir="ltr"><br><blockquote type="cite">On Sep 21, 2026, at 08:57, Vincent Wimbush via Everyone <everyone@chelseaplacedecatur.com> wrote:<br><br></blockquote></div><blockquote type="cite"><div dir="ltr"><div dir="ltr"><div><br clear="all"></div><div><div dir="ltr" class="gmail_signature" data-smartmail="gmail_signature"><div dir="ltr"><div dir="ltr"><div dir="ltr">Greetings to all.</div><div dir="ltr"><br></div><div dir="ltr">In response to David's message sent last night I share the following, hoping issues broached will be received as intended--as constructive:</div><div dir="ltr"><br></div><div dir="ltr">First, in re: repavement of the driveway, it should not surprise anyone that I am fully in support of the project. I am on record arguing that the driveway and other parts of CP look somewhat rundown, as though we are not invested in the place. With pavement work as a priority, the pressure-washing project of the driveway will not be needed. Washing of stones, perhaps, but this should follow, not precede, repavement work. I strongly recommend more than one proposal for work to be done and that the proposals (or details of such) be communicated to all of us.</div><div dir="ltr"><br></div><div dir="ltr">Second, in order for this work to be done process matters: there should be a formal meeting called with this item (alone or with others) on the agenda for discussion. If not in-person, then via Zoom-like service. And a formal vote should be called for--with the expectation of the participation of all owners. With all owners' votes to be recorded. Minutes from the last meeting should be presented and agreed to and minutes from this proposed meeting should be taken. </div><div dir="ltr"><br></div><div dir="ltr">This means we need to know and be able to account for <i>all </i>owners. As of this day I do not know who resides in #410 and #412. Things seem to be in flux in #410. For whatever reason, we have not been given the courtesy of information about and introduction of residents in these units. We should have been informed who owns #412 and who is residing in and renting #410.</div><div dir="ltr"><br></div><div dir="ltr">Third, in re: monies available and to be assessed, we should be informed exactly how much money is in our account. It is not enough for us to be told in general that there is enough for this or that project. Sharing of this information is as important as information about who lives among us and on what terms.</div><div dir="ltr"><br></div><div>Finally, I hope the proposed projects can be seen as only part of what needs to be done. There is a need for us to consider a broader or comprehensive inventory of issues that need to be addressed, in terms of the shared physical property and the general HOA governing policy. As each of us knows by personal experience, it is better to have long-term plans and to be as proactive as possible rather than be forced to respond only at a point of real deterioration or crisis. </div><div dir="ltr"><br></div><div>Thanks for consideration.</div><div><br></div><div>vlw</div><div dir="ltr"><br></div><div dir="ltr"><br><div><br></div></div></div></div></div></div><br></div><br><div class="gmail_quote gmail_quote_container"><div dir="ltr" class="gmail_attr">On Sun, Sep 20, 2026 at 8:35 PM David Weiner via Everyone <<a href="mailto:everyone@chelseaplacedecatur.com">everyone@chelseaplacedecatur.com</a>> wrote:<br></div><blockquote class="gmail_quote" style="margin:0px 0px 0px 0.8ex;border-left:1px solid rgb(204,204,204);padding-left:1ex">Good evening everyone!<br>
<br>
Mark reached out to Fish a few weeks ago about pressure washing the driveway. They gave a quote, breaking it down by common areas and individual houses. They gave an “all in” price of a little over $3,000 to power wash everything, including each of the cobblestone driveways. The officers have discussed it, and we think it’s a good idea for the association to pay the $3,000 or so for everything. We have plenty of money in the bank, so it would not affect our reserves at all.<br>
<br>
An additional pieces of information for everyone to keep in mind, is that the asphalt driveway has exceeded its useful life of about 30 years. We sealed the cracks about 5 years ago, and it’s also exceed its life expectancy. At this point in time, it’s not worth doing again. Lauren talked to a few companies, and it would cost $25,000 or more to tear up and replace the asphalt. This would require an assessment of at least $1,000 to do. It doesn’t need to be done right away, but it will have to be done soon, and I can’t define it any better than soon.<br>
<br>
The floor is open for discussion.<br>
