Thank you Sara and Lauren! We also have the same plantbed issue and I have someone coming out that waterproofed the crawlspace to check it out so this is very helpful to know the sump pump worked for you.

Molly -- I had water issue about 5 or so years ago, rainwater leaking into my downstairs plantbed into bedroom. I called several waterproofing companies to "diagnose" where water was coming from. I landed with a large Atlanta area company -- Trotter -- I'd been told they were somewhat expensive but they weren't. They installed a sump pump and I haven't had any trouble since. I've also had sewage water leaking into my downstairs -- through the "outline" to the street, and have called in "disaster" clean up companies, got recommendations from my homeowners insurance company, homeowners policy paid for all but deductible. Turns out there was tree root, tree in front of my house, roots severed outline, so had to pull tree out. I am not aware that Janis ever had any water problems. What with all the rain we get in Atlanta, I'd be surprise (and impressed) if she did NOT have any problems. Hope this helps. Lauren

Molly, I'm so sorry to learn of your dilemma. I'm not aware that Janis ever had flooding issues. You might want to have someone to take a look at your foundation on the left side of your garage to make certain that it is completely sealed. I hope you are able to get the problem solved quickly. This has to be one of the rainiest summers that I can recall.

Did Janice have issues historically to anyone’s knowledge with rain water pooling at her garage? The pathway down to the creek began pooling and the water was unable to drain anywhere and flooded my garage. Very worrying and not sure if the city needs to be contacted for the sewer or if the stone pathway needs to be amended and steepened but major problem with this heavy rain.
